THE FRAMEWORK
MASTERPLAN

The development will provide:

  • At least 2,500 new homes in two new character areas/neighbourhoods.

  • East-west central green buffer zones following existing Public Rights of Way which define the two character areas/neighbourhoods.

  • A new Primary School with early years/nursery and special educational needs provision. This will be located in the southern neighbourhood.

  •  Provide a range of job and business opportunities across the development, with purpose built commercial floorspace provided adjacent to the A259 in the northern part of the site and within the existing Charlcroft nurseries site

  • Additional employment opportunities will be provided from the new local centres, sports facilities and school.

  • Two local centres to support the new homes providing small-scale retail, healthcare, library and community opportunities to serve local needs. The primary local centre will be located within the southern neighbourhood, in close proximity to the Primary School and sports facilities. A smaller, secondary, local centre will be provided in the northern neighbourhood.

  • A range of planting and habitat types together with informal open green space, children’s play and sport pitches. In addition, allotments, community gardens and orchards are proposed to cater for varied recreational opportunities, biodiversity and nature conservation.  This will include an ecological fringe/wellness trail around the perimeter of the site.

  • A Spine Road through the site connecting Chalcraft Lane to the A259.
